In the midst of a national housing crisis, this trend is deepening inequality.

Last year, private companies and organisations, called ‘non-household entities,’ spent approximately €5 billion on residential properties. When this is compared to the same period in 2023, the group has increased their spending by 4.1% in a year.

They bought a total of 12,696 homes last year, up from 12,201 the year before. Out of these, 6,804 were houses and 5,892 were apartments. “Irish-registered companies and institutions accounted for €4.8bn (95.1%) of the total spent last year,” according to the CSO (Central Statistics Office). More than half (56.4%) of the homes they bought were newly built.

In total, there were 61,471 home purchases in 2024 reported to the Revenue Commissioners, worth a combined €24.6 billion. Non-household entities also sold 20,841 properties in 2024, which is 9.3% more than the 19,061 they sold in 2023. The total value of these sales was €9 billion, up 19.6% from €7.5 billion the previous year.

The growing role of non-household buyers in Ireland’s housing market is making a dire situation even worse. By snapping up thousands of homes, especially new builds, these companies are reducing supply for ordinary buyers, driving up prices, and pushing more people into an already strained rental market. In the midst of a national housing crisis, this trend is deepening inequality and making it even harder for individuals and families to find secure, affordable homes.
